In the state of Virginia, you will be required to obtain a home inspection license through the Virginia Department of Professional and Occupational Regulation. The first step in obtaining this license is to take either 35 hours or 70 hours of education. AHIT offers 70 hours of education to minimize the number of ride-along inspections you will have to complete after class.

When you register for our training, you will immediately get access to our self-paced online course, and your physical textbooks will be mailed. These materials will help you to prepare for your live class. During your 8-day live training, you will learn from our experienced instructors who have done thousands of inspections and spent years in the industry. They will take you through the entire inspection process, step by step, from start to finish. You will also go on four practice inspections through real local homes to put your new skills into practice.

Virginia Home Inspector License Requirements

Requirements to Become a Virginia Home Inspector

  • Virginia home inspection education hours: 35 or 70 hours (no more than half completed online)
  • Inspections: 50 inspections (with 35 hours) OR 25 inspections (with 70 hours) under the direct supervision of a professional Virginia inspector
  • Exam Required: NHIE
  • Application Fee: $80 (other fees may apply)
  • Insurance Requirements: General Liability of $250,000 per occurrence
  • Notarized application and fingerprints are not required
  • Background check not required but need to disclose
  • Minimum age requirement: 18 years old

Home Inspection License Expiration: Every two years
