Our self-paced, online home inspector class follows a step-by-step process to make it easy for you to obtain the vital knowledge to become a licensed home inspector and start your inspector business.

This convenient course addresses the entire home inspection process using instructor presentations, GoPro video footage of actual inspections, and other supportive materials with access to materials for 12 months and access to AHIT instructors for life.


64-hour classroom course and 3 supervised inspections

In the state of Kentucky, you will need to obtain a home inspection license from the Kentucky Board of Home Inspectors. The first step in getting your license is to complete 64 hours of live classroom training. AHIT offers the quickest and easiest way to obtain required hours. We offer a 7-day classroom course where you will learn from industry experts who have been inspecting for years, and pride themselves on teaching the next generation of home inspectors. They will take you through the entire inspection process, step by step. You will also complete your required lab/field hours in local homes with three practice inspections by instructors, to give you a feel for the real-world experience.

In addition to your 64 hours of classroom training you will need to complete three supervised inspections, led and reviewed by a licensed inspector. AHIT is one of the only education providers in KY to offer coursework to complete this requirement. We offer this extra day and a half immediately following the 7-day classroom course. Our field trainer will help you through each inspection, review your report, and provide you with feedback and advice on how to improve your report-writing technique.

Kentucky Home Inspector License Requirements

Requirements to Become a Kentucky Home Inspector

  • Kentucky home inspection education hours: 64 hours
  • Inspections: 3 unpaid inspections under the direct supervision of a Kentucky licensed home inspector. Direct supervision is defined as a Kentucky licensed home inspector being present during the 3 unpaid home inspections.
  • Exam Required: NHIE
  • Application Fee: $250 (other fees may apply)
  • Insurance Requirements: General liability coverage for at least $250,000
  • Background check required: Kentucky State Police and FBI (includes fingerprinting)
  • Minimum age requirement: 18 years old
  • Notarized application is not required
  • High School Diploma or GED is required

Home Inspection License Expiration: Every two years (even) on last day of birth month

Kentucky Home Inspector Continuing Education Requirements

  • 14 hours annually. After initial renewal, license will expire on even-numbered years with a total of 28 hours needed.
