Qualifications to Become a Home Inspector

  • Pass the ASHI Standards and Ethics Exam
  • Pass the National Home Inspectors Exam
  • Carry $250,000 in E & O insurance and general liability insurance not less than $20,000 for injury or damage to property; $50,000 for injury or damage, including death, to any one person; $100,000 for injury or damage, including death, to more than one person
  • Meet the requirements in one of the following categories:

Category A - Membership and adherence to the ethical standards of ASHI, NAHI or an equivalent body as determined by the Building Commission

Category B - Certification by One of the Following

a) Southern Building Code Congress International
b) U.S. Department of Housing and Urban Development
c) U.S. Veterans Administration
d) Council of American Building Officials

Category C - Current Alabama License for One of the Following

a) General Contractor
b) Architect
c) Structural Engineer
d) Residential Home Builder
